11th Month Warranty Inspections

We'll inspect a property just before warranty expiration, giving owners enough time to make suitable repairs.

Many of the incentives and benefits of having a new home built are obvious to buyers, among them is the 1-year warranty that's provided and honored by the builder. Having an inspection done just before your builder's warranty is up is highly recommended as issues relating to workmanship and materials are covered under this builder warranty. This is where an inspection report gives you valuable information when talking to your builder about deficiencies in your home. Too often, these deficiencies are the result of incorrect installations and 'makeshift' changes made in the field that can void manufacturer warranties. Many defects may show up in the first year of occupancy in a newly-built home, which includes and is not limited to structural, mechanical, and installed appliances. We will produce a detailed report with pictures, diagrams, and video for you to present to your builder before your 1-year warranty is up. During this type of inspection, we follow the same protocol as if we were performing a standard home inspection and the report you will receive follows the TREC-approved REI 7-5 form.

Common defects found on new builds include:

  • Improperly installed ductwork
  • Under performing HVAC systems
  • Corroded safety pans
  • Improperly installed or missing flashing
  • Improperly installed roof underlayment/drip edge flashing
  • Improperly installed stucco
